Avoid Expensive Foundation Repairs With These Three Tips

Stop basement leaks

Have you ever noticed cracks or stains in the walls of your home, or have you noticed that the doors and cabinets seem to be sticking? If so, your home is likely suffering from foundation damage. There are a few things that can lead to a damaged foundation, but water is usually the root of the problem. Water is one of the most damaging elements to a home, and when water issues are left alone for too long, they can result in expensive basement foundation repair. Keeping water damage from happening in the first place is the key to avoiding costly repairs. Here are three ways to prevent water from ruining your home:

  1. Proper Drainage – Water should always be draining away from a home, not towards it. If you notice water coming in from the outside, it could be a drainage issue. Check to make sure that gutters are clear and that drain pipes are releasing water five to 10 inches away from the foundation. Also make sure that the lawn slopes away from the house. Poor lot grading can allow water to pool around the base of the home and seep into the basement.
  2. Test Sump Pump – A basement sump pump is an important tool for clearing water out of a basement. Experts recommend testing a sump pump at least once a year, and more often when bad storms hit. You can test your sump pump by simply unplugging it from the wall, waiting a minute and then plugging it back in. The pump should continue to run again if it is working properly. Residents of areas with frequent power outages might want to consider installing a battery backup sump pump to ensure that water continues to be dispersed outside the house even when the power goes out.
  3. Fix Basement Leaks – It is important to stop basement leaks at the first sign of damage. Check walls for dark stains, cracks and mold. If you notice cracks in the caulking around basement windows, be sure to fill them in immediately. Also, inspect the roof for loose shingles, as water can drip in through holes in the roof and damage ceilings and other interior structures.
